Okumus Properties (OP) is a real estate operator focused on acquiring small bay, flex industrial properties located in select Midwest markets and locally in Philadelphia where the company is headquartered. At its core, the firm targets well-located but antiquated industrial buildings and creates value via strategic facility upgrades that help bolster in-place rental income. By acquiring buildings that have exhibited strong historical occupancy in supply-constrained suburban locations at attractive entry pricing, we can generate steady and relatively high yields in our investments.
In addition to its highly selective acquisition process, OP leverages its proprietary property database to drive acquisition efforts and efficiently identify investments that best align with its investment strategy. Through this data aggregation tool, the firm has a pulse on every building that fits its criteria in each of its markets and strategically engages with investment sales brokers and owners to identify the most actionable and attractive opportunities to pursue.
Leadership has been overseeing the management and leasing of its legacy-portfolio of flex properties in the Philadelphia area over the past decade and is poised to expand its portfolio into high conviction markets throughout the Midwest. The firm completed its first acquisition in Indianapolis in 2024, marking the start of this expansion. Although its legacy portfolio includes single-tenant flex buildings, OP has fully transitioned its efforts to exclusively acquiring multi-tenant buildings.
