Our focus is exclusively on acquiring multi-tenant flex buildings with tenants less than 7,500 square feet in our few target markets. With this level of strategy refinement, we have been able to pre-identify every existing building that fits our investment criteria in our targeted geographies. This allows for a focused acquisition effort and data aggregation that serve as a competitive advantage.  

We transform class b/c industrial

Our strategy is to transform lower quality and antiquated flex properties into modernized buildings that are competitive with newer construction product. By acquiring existing assets and upgrading them to be best-in-class, we offer a compelling entry point for our investors and attractive facilities for our tenants.

We look where others don't

While the vast majority of sponsors have shifted their focus to Southeast and Southwest markets, we exclusively pursue opportunities in the best suburban areas in select Midwest markets and locally in Philadelphia. By focusing on commonly overlooked MSAs that are well positioned for future performance, we avoid oversaturated and more competitive geographies while achieving a risk-adjusted return premium for our investors.
